Northside Market Update – July 2026

Is the market really falling, or just adjusting?

If you've been reading the headlines lately, you'd think Brisbane property prices are in freefall. The reality on the northside is different — this looks like a correction, not a collapse.

Buyer numbers have thinned out. Earlier this year we were regularly seeing ten-plus groups through an open home. Since the recent budget changes and RBA rate rises, that's dropped to one to three groups on a typical Saturday.

Homes are sitting longer. Properties that would have sold in a week or two earlier in the year are now taking six to eight weeks to find a buyer.

Buyers haven't vanished — they're just in less of a hurry. Many are betting prices have further to fall, so they're taking their time. Meanwhile some sellers are still anchored to peak prices from a few months back, which has opened a gap between buyer and seller expectations.

So have prices actually dropped?

In some cases, yes — we've seen results come in 5–10% below what the same property might have fetched at the very top of the market earlier this year.

Context matters, though. Most northside properties are still worth more today than they were six to twelve months ago. The growth we saw over the past few years was exceptional, so a pullback like this is really the market catching its breath, not something to be alarmed about.

The upside for buyers — and for sellers who are also buying

Plenty of buyers are telling us this market feels easier to navigate. Less competition means fewer bidding wars and more room to make a considered decision.

If you're upgrading, downsizing, relocating or making a lifestyle change, conditions like these can work in your favour. You're not under the same pressure to buy the moment your own home sells, and we're seeing far more subject-to-sale offers accepted than we have in years — giving both sides more room to structure a deal that works.

Some buyers are chancing their arm with offers 15–20% under market value, betting on further falls. Most vendors are knocking these back. The buyers actually securing homes right now are pricing their offers to today's market, not guessing where things will be in six months.

Why your choice of agent matters more than ever

In a hot market, almost anything sells itself. In a market like this one, strategy is what separates a good result from a disappointing one.

Accurate pricing, strong marketing, clear communication and a genuine read on current buyer behaviour make a real difference — and the longer a property lingers, the harder it usually becomes to land a strong price.

The bottom line

Despite the headlines, the sky isn't falling. The market has cooled, buyers are more deliberate, and prices have eased back from their peak — but Brisbane's northside remains active, and homes that are presented and priced well are still finding buyers.
